DIVERSIFIED real estate services provider and fund manager Aliro has unveiled plans for a new industrial restate on a Chipping Norton site it acquired two summers ago for $60.5 million.
Construction for the south west Sydney estate, Access on Alfred, will commence in the first quarter 2024.
In total, 28,196 sqm of gross floor area across two stages including corporate space and amenities will be developed via 11 warehouse tenancies with 13.7-metre high internal clearances.
Aliro will look to leverage 24-40 Alfred Road’s proximity to key transport routes. Access on Alfred tenants will be able to access the M5 within seven minutes, Moorebank Intermodal in 10 minutes and the M7 in 14 minutes, while Sydney Airport is a 20-minute drive away.
LJ Hooker Commercial Bankstown’s Ryan Jennings and Jon Orsborn introduced Aliro to the site in late 2021 and have been appointed to manage the leasing campaign.
Jennings said there hasn’t been a new estate of this calibre come to market in Chipping Norton for over a decade.
“Logistics operators have been starved of quality facilities in the south-west, with the vacancy rate across the region being below 1%, making it one of the tightest markets in Australia.”
Access on Alfred will include on-grade doors and recessed docks, six to 10-metre canopies for all-weather loading and round-the-clock b-double access.
The estate will be powered by renewable energy.
“We expect to receive strong interest from tenants, especially last-mile specialists, who recognise the connections to key arterials that Access on Alfred will offer,” Osborn said.
Stage one will comprise five separate warehouses ranging in size from 3,240 sqm to 5,345 sqm. All warehouses are complemented by 256sqm of office space.
Stage two offers smaller tenancies, with warehouses ranging from 867 sqm to 1,004 sqm, all supported by 218 sqm of office.
