APH Holding has launched its multi-billion healthcare precinct in the Melbourne satellite suburb of Box Hill, with stage one to be anchored by government tenant Eastern Health.
The $320 million first stage will deliver a 20-storey medical building with healthcare and technology facilities, lifestyle amenities and a private club across 30,000 sqm of net lettable area.
The healthcare component will include medical suites suitable for both small and large-scale medical practices, and uses such as mental health care, radiology, dental care, general consultations, and laboratories for medical research and innovation in life sciences and diagnostics.
Tenants will also have access to a private health club that includes gym facilities, relaxation spaces, a bar, and lounge. End-of-trip facilities and secure parking will be available for occupants and guests.
Retail offerings will include a pharmacy, upmarket food and beverage options and a café, contained within a public plaza that will provide breakout spaces for both the public and Wellington Health staff.
In total, Wellington Health will deliver 100,000 sqm of medical and education facilities across dual towers at 12-22 Wellington Road, neighbouring the Box Hill Hospital and near the Epworth hospital and Box Hill Central and train station.
APH Holding secured Eastern Health as stage one anchor late last year on a 40-year lease for a tenancy of up to 15,000 sqm.
“Wellington Health One, a centre of excellence for mental health and other healthcare services, will help address a crucial need for mental health support and community services that were particularly highlighted during COVID-19,” said Shalain Singh, director, healthcare and commercial at APH Holding said.
Due for completion in early 2024, Wellington Health One will service overflow in Box Hill. There are 544,308 permanent residents situated within a 15-minute catchment.
Yesterday’s official launch was attended by state member Paul Hamer, APH Holding chairman James Zhang, chairwoman Weina Huangfu, CEO Johnson Zhang, CFO Yoyo Zhang, director of healthcare and commercial Shalain Singh and Eastern Health CEO David Plunkett.
The development will have a 5-star Green Star energy rating environment and will comply with the requirements of class 9A buildings to deliver clinical services.
Also in Victoria, the NorthWest Healthcare Properties REIT and Epworth Healthcare are planning a $600 million innovation, education and healthcare precinct in Geelong, and will be expanding the Epworth Richmond rehabilitation hospital close to the Melbourne CBD.
APH Holding is also developing a business park in the eastern Melbourne suburb of Forest Hill, where it is expected to invest $1 billion, and over summer it picked up multiple sites in the north of Melbourne’s CBD for over $70 million, where it will build a five-star hotel, office, dining and events space on the 2,200 sqm parcel.
