After running hot for the last two weeks in November, residential property auctions have stepped on the brakes in the first Saturday of December, according to Australian Property Monitors’ Home Price Guide.
Last Saturday, home auctions in Sydney and Melbourne, which have reported solid results in the past two weeks, have slightly eased back and in Adelaide the market has remained unchanged.
Meanwhile, Brisbane’s residential property auctions market has continued to go backwards.
In Sydney, the number of properties for auction slipped to 343 and sales also fell back to 149, resulting in a clearance rate of 46%.
The total value of properties sold was $108.4 million – compared to $183 million a week earlier and $132.4 million a fortnight ago.
In Melbourne, 685 properties were auctioned and 393 were sold. For the last two weeks in November, Melbourne’s auction clearance rate has slightly outperformed the 52-week high.
However, last Saturday, the clearance rate slipped just under the 52-week high of 67% at 66.4%.
The total value of properties sold $169.4 million.
Meanwhile in Adelaide, the market which has recorded consecutive falls in the number of properties auctioned has recorded a steady number of properties sold every week.
And last Saturday was no exception with 59 auctions and 35 sales resulting in clearance rate of 68.6%.
The total value of properties sold was $12.7 million and for the second week in a row, Adelaide has reported a million dollar deal with the sale of a four bedroom house in Malvern by Klemich Real Estate for $1.5 million.
Finally in Brisbane, it was another week of disappointing results.
The number of properties sold fell again to 47 and sales also followed with just 13 last Saturday.
The auction clearance rate was 34.2%.
