AFTER receiving the go ahead, Cedar Woods is ready to launch the first homesites at its $105 million Burpengary masterplanned community in Queensland.
Comprising 329 lots and spanning 29-hectares, the community, which sits on Hunt Road in the Moreton Bay Regional Council area, around 35km north of the Brisbane CBD, will see its first release mid-year.
Moreton Bay is the fifth fastest-growing region in Australia with the economy predicted to double to $40 billion in the next 20 years and the population to grow to 700,000,” said Michelle Wooldridge, Queensland state manager at Cedar Woods Properties.
The new community will be released in seven stages with a potential eighth and see will see Cedar Woods’ Queensland portfolio expanded to 950 lots.
The community marks Cedar Woods’ third development in South-East Queensland, having previously launched the Upper Kedron-based Ellendale in 2014 and Greville in Wooloowin in 2020.
Cedar Woods’ is looking to take advantage of increasing levels of demand for affordable housing in the fast growing region.
“It is the ideal location for our next community, which will offer a variety of homesites, suiting a range of purchasers from first-home buyers through to families and downsizers,” said Wooldridge.
Nearly 9-hectares of the site have been set aside for open space for the community and will include both a recreation park and an environmental corridor.
“Residents will enjoy a seven-hectare green spine, which will run through the community, with more than 200 fauna nesting boxes in this area and the surrounding nature reserves also providing additional homes for local habitat,” added Wooldridge.
Green space at the development will also include a four-metre vegetation buffer at the entry of the community, to integrate the project into the area and the neighbouring rural residential subdivision.
Additionally, the developers will invest over $5 million into road improvements at the start of the project, including signals, safety and efficiency improvements, a new roundabout and the installation of bike lanes.
The Burpengary community is easily accessible via public transport, sitting within two kilometres of four bus stations and the Burpengary Train Station.
While its positioning will also enable future residents access to 16 schools, within a 10 minute-drive, as well as early learning centres and 12 shopping centres.
“We’re expecting strong demand when the first homesites hit the market,” concluded Wooldridge.
Civil works at the site will commence mid-year, in tandem with the release of the first lots.
