FRASERS Property Industrial has secured a new 10-year lease deal with long-standing customer flooring supplier GMK Logistics for a 27,417 sqm facility at its 4Ten Epping estate in Melbourne’s north.
The distribution centre will a two-storey office of more than 1,000 sqm that will support the company in storing and distributing their flooring products. Completion is expected by Q1 2024.
GMK will join Mazda Australia, Kitchen Warehouse, Crusader Caravans and Intelligent Engineering at 4Ten Epping. Following completion of this facility, 4Ten Epping will be 43% per cent complete, with over 65,000 sqm of gross lettable area fully leased.
GMK is a subsidiary of ASX-listed CTI Logistics, a national transport and logistics service provider that has operated across Australia since 1973. It has over 1,000 people working across its group of companies and provides third-party logistics solutions covering general, e-commerce fulfilment, bulk and temperature-controlled warehousing with flexible distribution options.
Frasers Property has previously leased facilities in Queensland and Victoria with CTI , including a new purpose-built 25,580 sqm facility that under construction at the 400,000 sqm Yatala Central Premium Estate on the Gold Coast, which is due to be completed later this year.
The Epping facility has been designed to achieve a 5 Star Green Star Design & As-Built v1.3 rating from the Green Building Council of Australia and will include a minimum 150kW solar array, rainwater harvesting, internal and external LED lighting, and landscaped outdoor area.
The facility will be built by CIP Constructions. It will provide full drive-around access via dual hardstands – one of which is 36 metres wide with a full-width super awning – and will also boast a 14.6-metre ridge height, 16 recessed loading docks and nine roller shutter doors.
