FRASERS Property Industrial has secured a new tenant at its 41.3-hectare Dandenong South Rubix Connect estate, in Nolan Group.
Nolan Group, a leading national supplier of commercial and industrial textiles, has signed on to a 7-year term at the estate, located on the prominent corner of Fox Drive and Goodall Close, around 31km south east of the Melbourne CBD.
Scott Nienhuis and Colin Tarlamis from Savills brokered the deal, enabling Nolan Group to consolidate their existing smaller warehouses across the city into a single state-of-the-art 7,961sqm facility.
“While Melbourne’s north and western corridors are rapidly expanding, many industrial customers still want to occupy developable land in the city’s southeast. That is why the speculative facilities on offer, like at Rubix Connect, are seeing significant leasing inquiries,” said Tarlamis, director of industrial and logistics at Savills.
The originally speculatively-designed facility comprises 7,441 of warehousing with 11.5 metres in springing height and four on-grade roller doors and three recessed loading docks. As well as an adjoining 520sqm office space and 71 car spaces.
“The inclusion of quality speculative facilities in our construction strategy has proven successful over the years, with strong leasing enquiries and pre-commitments, including our recent deal with Nolan Group. The move will enable the Nolan Group—who last year marked their centennial anniversary—to up their efficiency and enable them to improve their customer experience as defined as a key strategic initiative for the group.
“The state-of-the-art facility is set to cater to our growth and support us in creating economies of scale. We are proud to have secured an in-demand site and are excited to partner with Frasers Property Industrial,” said Warren Wild, director of operations at Nolan Group.
Designed under Fraser Property Industrial’s new Building Design Guidelines, the facility was built with sustainable materials and designed to reduce operational greenhouse emissions.
The facility targets a 5 Star Green Star Design and As Built v1.3 certified rating from the Green Building Council of Australia, with a 400kW solar PV system, 200kWh battery storage system and a 400kVA biodiesel generator.
The estate features easy access with road linkages to the Eastlink, Frankston – Dandenong Road, the South Gippsland Highway and Taylors Road.
“Occupiers have shown interest in industrial facilities in Melbourne’s southeast region due to the area’s great transport linkages. Extremely low vacancy rates for premium industrial stock in the southeast has coupled with a commercial flight to quality and amenity, making our developable land at Rubix Connect extremely popular,” concluded Hanna.
Additionally, Rubix Connect sits within close proximity of the Dandenong South Intermodal Freight Terminal, which will offer direct access to the Port of Melbourne, upon its completion in late-2023.
Nolan Group’s facility at Rubix Connect is scheduled to reach practical completion in late-2022.
Construction recently got underway at Frasers Property Industrial’s SC1 Archerfield South East Queensland, while the group recently added Australian logistics company Silk Contract Logistics as a tenant for a new 12,276 sqm warehouse in its Canvas West estate in Tarneit.
