FRASERS Property Industrial has secured a new lease for its Melbourne-based masterplanned Canvas West estate in performance fabric wholesale, Shaw Fabrics.
Shaw Fabrics will lease 15,125sqm of the 42.3 hectare estate in Truganina, approximately 22km west of the Melbourne CBD. The wholesaler will occupy a facility that includes 510sqm of office space and 14,615sqm of warehouse space.
“Canvas West has been extremely successful in securing leasing commitments, including from Shaw Fabrics and major Netherlands-based online retailer VidaXL,” said Anthony Maugeri, general manager at Frasers Property Industrial, southern region.
A speculative 12,726sqm office and warehouse facility will be developed at the same time, adjoining the Shaw Fabrics leased space, for a total development value of $55 million.
“The estate will deliver a state-of-the-art facility to support Shaw Fabric’s business operations here in Victoria, during a time where there is a lack of infrastructure supply to accommodate for immediate and future operational requirements,” added Maugeri.
The Canvas West facility will have an undercover roof size 1.5 times the size of the MCG and will use 6,500 cubic metres of concrete and 500 tonnes of steel, to be delivered by Hansen Yuncken.

The newly tenanted facility will include a high 11.5 metre clearance warehouse space with four recessed loading docks and five on-grade roller shutter doors.
“We continue to see high demand from customers who wish to relocate from older warehouses to modern industrial facilities, with abundant on-site amenities such as green spaces and leading sustainability features.”
As well as reaping the rewards of the estate’s amenities, including four-hectares of open space and conservation space with wetlands, a proposed park reserve, dedicated off-road bike paths and walking tracks, Shaw Fabrics will also benefit from the facility targeting a 5 Star Green Star Design rating and As Built v1 certified rating from the Green Building Council of Australia.
With 800 metres of frontage to Boundary Road, the Canvas West estate also features wide streets, signalised entry, 24/7 operational hours and B-double truck access.
Sitting in Melbourne’s West the facility has easy access via transport linkages, with the Tullamarine Airport 20km away, Port of Melbourne 19km away and the M1 Princes Freeway just 8km away.
The facility for Shaw Fabrics is anticipated to reach practical completion in July of 2022, with the VidaXL facility due for practical completion in May 2022.
