KITCHEN Warehouse has committed to a 10-year lease over a 17,000 sqm distribution facility within a northern Melbourne logistics estate developed by Frasers Property.
Kitchen Warehouse made a pre-commitment to the facility – on a 29,300 sqm 2 Chadderton Boulevard site at 410 Cooper Street – and has now taken occupancy following practical completion.
It joins Mazda, Crusader Caravans and Intel Engineering in Frasers Property’s 62-hectare master-planned 4Ten Epping estate.
Located at the front of the development, the super-prime grade distribution centre features five on-grade roller shutter doors, four recessed loading docks, office space and an expansive super awning.
4Ten Epping has a 5 Star Green Star Design and B-double-rated roads, and is situated just off the Hume Freeway.
CBRE’s Todd Grima represented the tenant and CBRE’s Daniel Eramo and Joe Brzezek brokered the lease on behalf of Frasers.
“Kitchen Warehouse was attracted to the site’s strategic location at the diamond interchange of Cooper Street and the Hume Freeway, which provides exceptional connectivity to Victoria and Australia’s eastern seaboard,” Grima said.
Average prime rents in Melbourne’s industrial market were up by 4% in the June quarter and 14% for the year, according to Knight Frank, driven by record low vacancies.
