Oxford Properties is changing plans for a previously approved multi-tower development, reducing the office space, adding more purpose-built rental and growing the height of two buildings.
Planned for 315-235 Front Street West in downtown Toronto, immediately northeast of the Rogers Centre, the development was approved as two office towers of 50 and 60 storeys and two residential towers of 50 and 52 storeys.
After Oxford “assessed the viability of the approved development since 2022,” namely the reduced demand for office space and the increased demand for housing, it is now planning just one 60-storey office tower. The three remaining buildings will be purpose-built rental in tenure, with two reaching 50 storeys and the other reaching 71 storeys.

The project will comprise 1,793 rental units, 139,000 sq m of office space and 4,400 sq m of retail space, including “a flagship restaurant.” There also will be a 1,200 sq m child-care centre, an underground garage with 371 spaces and 600 sq m of privately owned public space.
A connection from the development to Toronto’s underground PATH network also has been proposed.
The development site, currently occupied by six- and 17-storey office buildings, is in the heart of downtown Toronto. It is less than 200 m from the CN Tower and the Metro Toronto Convention Centre with Union Station 300 m away.
The updated submission is now under review by the City of Toronto.
