Mundi SDR Development is asking $23.5m for a 104-room Hyatt-brand hotel in Prince George, B.C., Green Street News can reveal.
If sold at that price, it would mark the most expensive hotel deal in the city in at least five years, according to Green Street’s Sales Comps Database.
Century 21 Energy Realty has the marketing assignment for the five-storey Hyatt Place, at 585 Dominion Street.
Built in 2020, it has a 66% occupancy rate with a daily room rate of $143.53. Gross sales of $3.8m are projected for 2025.
The hotel comprises 36 king rooms, 57 queen rooms, two accessible queen rooms and one accessible king room. Rooms include 140cm flat-screen TVs and refrigerators, with some rooms having kitchenettes.
The first floor is amenitized with a gym, full kitchen, restaurant, bar and an indoor pool.
In the heart of Prince George, a hub city with about 80,000 residents 500km north of Vancouver, Hyatt Place is a short walk from several dining and entertainment options.
Prince George saw a number of hotels change hands in 2023, according to Green Street’s database, with Four Points by Sheraton at 1790 Highway 97 fetching the highest price at $13.9m. The second-largest sale was the North Star Inn & Suites, at 1550 Victoria Street, which traded for $10.5m.
