HORTICULTURE and corporate groups are expected to show interest at about $8 million for an almond farm and vineyard in Swan Reach, just off the Murray River east of Adelaide.
The 321 hectare Swan Produce, located at 2767 Hunter Road, features 129 hectares of almonds, 24 hectares planted to wine grapes and 110 hectares suited to further horticultural development.
The almonds are part of a supply agreement with South Australia-based Almondco Australia, while the vineyard plantings include Cabernet Sauvignon, Shiraz and Vermentino.
Upgrades have been made to the extensive irrigation system, incorporating modern plumbing and fertigation infrastructure, and is adaptable to suit future plantings.
Other improvements include operational infrastructure, three homes, a workshop, machinery shed, fertigation shed, bin shed and an almond shed. There is Council approval for a fourth dwelling.
The property dates back to the early-1970s and has been owned by Frank Condo since 1981. He has appointed CBRE Agribusiness’s Phil Schell and Angus Bills to manage the expressions of interest campaign closing 21st April.
“Swan Produce represents an opportunity to secure a well-presented and mature almond and vineyard holding with significant expansion potential,” Schell said.
The gently-undulating land comprises deep sandy loams over limestone.
It is a core horticultural location approximately two hours east of Adelaide, offering easy access to the Stott Highway and Sturt Highway, the nearby Costa Bros almond-processing facility and Almondco in Renmark.
Bills said the scope to expand the existing almond orchard or redevelop the orchard while utilising the existing irrigation infrastructure is set to appeal to interested parties.
