DEVELOPER Toga has won approval for a $141 million A-grade office tower that will rise above inner eastern Sydney’s Green Square railway station.
To be known as Fulcrum, the development will span over 25,000 sqm of net lettable area across 16 levels, offering large, flexible floorplates of up to 2,139 sqm with landscaped indoor and outdoor terraces and views to the city and suburbs.
It will be the first site to be redeveloped on the Green Square Station side of Botany Road, as part of the Green Square Town Centre redevelopment. Toga has held the site since 1986.
A double-storey lobby at the base of the building will include retail, and food and beverage offerings that integrate the shared pedestrian plaza on the ground plane with Green Square station and the wider precinct.
Green Square will be home to more than 30,000 new residents by 2030. Developers also active in the area include Mirvac, Markham and Crown Group.
Designed by architects Bates Smart, Fulcrum the building is composed of two workplace wings that hinge off a naturally ventilated central timber space providing a unique indoor and outdoor collaboration hub and interconnected stairs that run through the middle of each floor. Completely north-facing, the floorplates offer the option of a range of working environments, natural light, and neighbourhood zones to form open and continuous social spaces.
“Fulcrum will be one of the first purpose-built commercial buildings for the new post-COVID era and is specifically designed to foster strong organisational culture, and lead to happier, more engaged people,” said Allan Vidor, managing director of Toga Group.
Its location, directly adjacent to the station, will set the tone for the town centre by providing an activated and engaging pedestrian experience, he said.

“The distinct terracotta colour, form and materiality pays homage to the area’s significant past as an industrial heartland and embodies the exciting fast-growing creative and social community that is emerging in the neighbourhood today.”
Bates Smart director Philip Vivian said Fulcrum “creates a civic landmark entry to Green Square, weaving together a rich public domain with retail, transport and a healthy and sustainable workplace”.
The design is targeting a NABERS 5.5. Star and 5 Star Green Star rating.
Fulcrum is set to be completed by 2026.
