Tribute Communities is looking to add 13 storeys to a previously approved purpose-built rental project in Toronto.
The proposed tower, at 71 Talara Drive in the North York region, was initially pitched in 2021 as a 27-storey building. The following year, it was scaled down to 23 storeys and granted approval.
Now, Talara has changed course, looking to grow the tower and add over 100 units. The developer filed an application with the city this month seeking approval for 36 storeys with 385 residential units.
In the resubmission, Talara notes that the site has been identified as part of a key development area in the Sheppard Subway East Corridor Seconday Plan, which would support a taller development. The site is also immediately north of Highway 401, which further supports increased density, the application says.
Of the 385 units, 29 would be replacements for the three-story apartment building on site that would need to be demolished. The units would range from one- to three-bedroom suites. Indoor and outdoor amenities would include play areas, guest suites and terraces.
A multi-level underground garage would have 198 parking spaces, with 14 dedicated to the rental replacement units and 22 for visitors.
The site is 300 m south of Sheppard Avenue East, a main throughway in the city, and is less than 600 m from the Bayview subway station and the Bayview Village Shopping Centre.
The updated plans will be reviewed by the city for approval.
