A six-building mixed-use development plan has been proposed for the Poco Place shopping centre in Port Coquitlam, near Vancouver.
Wesbild submitted a rezoning application to the city council for an 8.4-acre community at 2755 Lougheed Highway. Plans from the Vancouver-based developer call for 80,000 sq ft of retail space, an 8,000 sq ft childcare facility and around 2,000 residential units.
The project will be completed in four phases over several years. Phase one of construction is expected to commence in 2027, if plans are approved by the city council.
The first phase will include a 37-storey rental building and a 35-storey condominium tower. It will also include a grocery store and other commercial space. The second phase is slated to deliver a 45-storey market rental and non-market rental tower, a childcare facility and more commercial space.
Phase three calls for a 33-storey rental high-rise and a 31-storey condo tower, with additional commercial space. Phase four will comprise a 31-storey condo building with city homes at grade.
Wesbild acquired the 163,000 sq ft retail property this past spring. The property houses a four-building retail plaza and a seven-storey office building.
The site is at the intersection of Westwood Street and Lougheed Highway and near Lincoln and Coquitlam Central SkyTrain Stations.
