Windmill Developments has purchased the former Ottawa Korean Community Church for $8.8m, Green Street News can reveal.
The half-acre property, at 384 Arlington Avenue in Ottawa’s Centretown West neighbourhood, is zoned for high-rise residential development. Capital Commercial Investment Corp. brokered the deal, which closed on April 1.
Windmill obtained a $5.3m acquisition loan from RBC. Ottawa Korean Community Church plans to use the proceeds from the sale to build a new facility at another location.
The deal was a long time coming, with Windmill having filed development plans for the site three years ago. Rezoning has since been granted, allowing the project to move forward.
The proposal comprises a 24-storey, 396-unit residential tower that would incorporate the church’s facade into the new development. The church is not designated under the Ontario Heritage Act but has been listed in the City of Ottawa’s heritage register as a property of interest.
A two-storey brick dwelling and a one-storey addition that are also on the property would be demolished.
The units would be studios to three-bedroom suites. Indoor and outdoor amenities would include a gym, an activities room, a yoga studio and an urban farming garden.
An underground garage would have 91 spaces.
The property is immediately north of Highway 417, 100 m from the nearest onramp. It is 400 m from McNabb Park, including the McNabb Recreation Centre and McNabb Arena. Parliament Hill is 2 km away.
