THE Collins Street Business Centre has increased its footprint in Melbourne’s CBD after leasing space at 555 Bourke St.
Serviced office provider Clear Edge Offices, operating as CSBC, has leased 1,212.80sqm of office space on the ground and first floors in the eight storey building, on a seven-year term.
This tenancy brings Clear Edge’s total Melbourne occupancy to over 7,500 sqm of office space across multiple floors in three buildings.
CSBC CEO Michael Benson said this expansion was motivated by the continued demand for flexible working solutions within Melbourne’s CBD, which is the co-working capital of Australia.
The building offers natural light, best in class end of trip facilities and attracts rental rates between $400-$450 NET per sqm.
“This space will differentiate Clear Edge from its competitors through the ground floor and private lift access which is unique for a serviced office provider in Melbourne.
“Our spaces attract a full mix of tenants ranging from, large international listed companies to small startups from all industries including employment, IT Software, legal, financial and retail. Our architecturally designed spaces appeal to established business’ whilst our collaborative open desk layout attracts the small startup style business’ who all benefit from the tenancy flexibility,” Benson said.
JLL Victoria director of office leasing Ashley Buller said Melbourne has become the co-working capital of Australia, housing more co-working tenants than Sydney.
“A number of the larger co-working organisations have already set up their headquarters in Melbourne responding to the expansion of smaller office tenants and those seeking sub 1,000sqm which is continuing to drive strong net absorption in the CBD.” Buller said.
