THE Holten farm in Kilmore has sold for circa $2.75 million, setting a new benchmark for rural farmland in the Kilmore district.
A Melbourne-based family purchased the property, located north of Melbourne, following negotiations after it was passed in at auction.
The 130-hectare site at 480 O’Grady’s Road is held in six titles and has been run by vendors as a Charolais cattle operation, with an average of 40 cows and their valves, and additional replacement heifers.
Water is supplied by a private main, with 120,000L of concrete tank storage for rainwater, and a 25,000L header tank for stock and garden use. There are also seven catchment dams and Broadhurst Creek adjacent to the property’s southern boundary.
Improvements include a workshop and farm machinery building of 108 sqm with a concrete floor, three phase power, and 4.6kW solar system, whilst more than 8.5km of new post and wire electric fencing has been added to the property.
The site also features 600sqm five-bedroom home and a brick veneer homestead.
It was sold with potential for residential subdivision, but selling agent Jeanette Laffan of Ruralco Property said the purchaser intends to use the property as a family home and cattle operation.
