A CERTIFIED organic 11,796-hectare backgrounding and finishing property in Central Queensland’s Alpha region has hit the market.
With a secure water supply and productive grazing land with a total estimated carrying capacity of 5,000AE (pending seasonal conditions), “Maryvale” comprises two freehold titles and one leasehold title.
Grant Veivers, Simon Cudmore and Darren Collins from LAWD are managing the sale of the property via an expressions of interest campaign.
The property is a certified organic grazing property with current certifications meeting the Australian National Standard for Organic and Biodynamic Produce, and the United States Department of Agriculture Organic Standards.
“The property also benefits from average annual rainfall of 564mm and a productive mix of pasture including excellent stands of buffel grass,” said Veivers.
‘Maryvale’ features 3,500 hectares of brigalow, gidgee and blackbutt on strong cracking undulating clays with large stands of buffel, and 5,000 hectares of mountain coolibah and narrow-leaved ironbark growing on deep sandy/clay loam, with abundant buffel grass as well as some curly Mitchell and curly/desert bluegrasses.
“Maryvale is securely watered by seven sub-artesian groundwater bores, 21 earth dams – all of which provide open access to livestock – and has the added bonus of frontage to local creeks, providing seasonal waterholes and some floodout benefits,” added Veivers.
Maryvale is fenced to all boundaries and subdivided into 14 paddocks and six holding paddocks, with its watering system includes 13 header tanks and 14 troughs.
The two steel cattle yards have water connections, with the main cattle yard equipped with a vet crush, drafting pound, two-way draft off the crush, a loading ramp and an undercover working area. While the cattle yards at the homestead also feature a camp drafting arena and loading ramp.
With other operational improvements including a shed, hay shed, vehicle shed/workshop and aircraft hangar.
In addition to a four-bedroom homestead, three-bedroom staff accommodation and a two-bedroom cottage.
The property is west of the Drummond Ranges, sitting 35km from Alpha and 125km west of the main business centre of Emerald.
LAWD recently listed a family-owned farming business and its 5,100 hectares of land across three states with hopes of fetching more than $200 million.
While Paraway Pastoral Company has recently offloaded its 14,400-hectare Borambil Station in NSW’s Central West, for which $60 million was expected, marking the second sale of three properties it lobbed to the market last year with expectations of $180 million combined.
The expressions of interest campaign for Maryvale, Alpha is scheduled to close on 20 June 2024.
