A PERTH developer has submitted revised plans for a beachfront apartment tower in Cottesloe after the initial design prompted backlash from locals.
Gary Dempsey Developments has cut one level and 6.6 metres off the 120 Marine Parade development, removing the original roof terrace and bringing the height of the proposed building down to eight levels.
A second community feedback period has started after the revisions were submitted to the Western Australian Department of Planning, Lands and Heritage, four months after the initial plans were put forward.
“We believe we have addressed the community’s concerns regarding the development’s height and scale and have responded accordingly,” Gary Dempsey Developments founder, Gary Dempsey said.
The updated plan will also see the upper levels sculpted inwards reducing the setbacks.
The design features curves and blue and green hues which the developer said have been designed to “capture the reflection of sky and sea and to change with the movement of sun overhead”.
A local resident told the ABC the nine-storey development would be suitable for Rockingham or Scarborough where “there is a precedent there”.
Dempsey said his team had worked on the amended plans with local firm Klopper & Davis Architects to produce an updated design that we believe is “befitting of its iconic Marine Parade location and that also reflects what the community would like to see”.
“While we’ve been able to retain the more sculptural design elements, we’ve altered the proposed plans so that it is more in line with community expectations for the site.”
Publicly accessible green open space and a ground floor café are also included, as are solar passive features throughout and consideration for natural protection from south westerly breezes.
The developer has an average 8.3 NatHERS rating, well in excess of the six star requirement.
