COMPRESSOR producer BITZER and engineering company Chess Industries have each worked with TMX Global to find new major facilities in NSW.
Chess Industries have signed on to a 10-year lease at a $49 million 12,979sqm facility that is set to house its head office, production and distribution at a site located in Leppington in south-west Sydney.
TMX Global acted as project manager for the facility from conception to operation, creating a production and manufacturing briefing to develop a bespoke design for Chess Industries.
As well as a two-stage property procurement process to assess all property solutions and acting as development manager to drive planning and legal processes.
The facility and its inclusions will generate almost $1 million worth of savings per annum through optimising its current manufacturing capability and distribution process.
“Our equipment requires quite specific facilities – an array of cranes, a strict flow process of works including wash bay, blasting, and painting, on top of the fabrication works, so being able to find the right facility was looking like a challenge,” said Steve Facer, executive chairman at Chess Industries.
“Being able to secure a top-class head office, production and distribution facility will be pivotal for our next steps, and will deliver significant savings from streamlined processes and efficiencies.”
Meanwhile BITZER has also signed on to a decade-long lease, in their case for a $44 million 10,190sqm office, warehouse and manufacturing facility in St Marys, NSW.
For BITZER, TMX Global initiated internal workshops, utilised its own in-house architects and ensured the complex process flow of the manufacturing operation would suit the new facility.
“TMX Global’s work across our new facility also allowed us to retain significantly more staff, as our new distribution centre and production facility will be within one kilometre of our previous production facility,” said Simon Wood, managing director at BITZER.
“TMX Global were able to draft a robust technical design brief which encapsulated everything we needed in a future facility. This ensured we avoided any risks within the project from both a cost and operational perspective.”
TMX Global’s hands-on approach to both deals also saw it undertake a detailed technical review of the request for tender (RFT) responses for BITZER, ensuring the company could compare each offering on a like-for-like basis.
“What we’re seeing now, and what we’ve been seeing for the last few years, is a really tight industrial vacancy rate that’s putting pressure on operators. It’s pushing rents higher, and it’s making for some very challenging market conditions for tenants,” said Jack Moroney, director at TMZ Global.
“Industrial facilities have very specific requirements, zoning laws and restrictions, so often finding a new location that still ticks all the boxes is a huge challenge for our clientele.
“With both BITZER and Chess Industries we worked in lockstep to make sure both companies got all their desired outcomes, inclusions and amenities, and we’re really looking forward to seeing what trajectory the new facilities put the companies on,” he said.
