A 4,600 sqm inner Melbourne showroom and warehouse building will be converted from a furniture and homewares store to a soccer retail experience, housing global brands Nike, Adidas, Puma & Mizuno and featuring a football pitch, PlayStation lounge, café and restaurant, and barber.
The existing Ultra Football concept in Sydney will be brought to the 4,190 sqm island site at 200 Gipps Street and 1-7 Harper Street following a deal brokered by Vinci Carbone’s Joseph Carbone on confidential terms. Asking annual rent was $1 million per year.

Carbone said it was extremely rare to be able to offer such a significant property holding within the city fringe of Melbourne on a long term lease given the number of commercial and mixed use developments currently under construction and in planning within close proximity.
“Most properties of this size and nature are often offered for lease with redevelopment clauses. Ultra Football have leased the property on a long term basis.”
The owners are local private investors planning to landbank the asset, previously tenanted by Weylandts and refurbished in 2013.
