SOUTH Australian property developer Citify is proposing to develop a $150 million mixed-use precinct on one of Adelaide’s most strategically significant sites.
Citify has lodged a development application for a housing, retail and office development on a 6,200 sqm site behind the existing heritage-listed Buckingham Arms hotel, Gilberton, which will be restored under the project, located just 3km from Adelaide’s CBD.
Citify managing director Joel Wilkinson said catering for a broad range of residents and restoring the iconic Buckingham Arms hotel building, had been central to the design of the development, to be called The Buckingham.
“The Buckingham presents a rare opportunity to deliver a vibrant mixed-use project in a prestigious location close to the city, parks, public transport, Walkerville town centre and North Adelaide,” he said.
“The design will include high-end residential properties reflecting the prestige of the location, but we intend on pricing many apartments for the first homebuyer market.
The 10-storey building will include 180 apartments as well as specialist disability accommodation, and 1,230 sqm of ground floor retail space with a central public plaza. The fully electric apartment building is planned will also have rooftop solar, electric vehicle charging stations, 305 car parks and more than 100 bicycle bays.
Townhouses are earmarked for the property’s northeastern side and 1,630 sqm of office/commercial space is planned for the northern portion of the site, off Northcote Terrace.
The Buckingham design team includes award-winning architectural firms Forum and Studio Gram. The plans currently out for public consultation, have been through three pre-lodgement planning meetings and two design review sessions with the state government architect prior to submission.
If approved, the project would support up to 200 jobs during construction.
“We are also excited about revitalising the existing Buckingham Arms hotel building and providing a new destination for residents and the community by curating a dynamic hospitality and retail offering.” Wilkinson said.
