Auctions across the commercial and residential property market rose slightly last week, according to Australian Property Monitors’ Home Price Guide and Commercial Price Guide.
According to the Commercial Price Guide, A total of 17 commercial properties were listed for auction last week. Burgess Rawson in Melbourne dominated the auction market with seven sales out of 10 property auctions across Australia. The commercial auction clearance rate was 58.8%.
The highest yield achieved was 9.25% from the sale of a retail property at 51 Victoria Street in Nhill, Victoria for $235,000. The lowest yield was 5.99% on the sale of another retail property at 28-30 High Street in Trentham for $1.01 million.
Meanwhile in the residential sector, the markets in Sydney, Melbourne and Adelaide all recorded an increase in the number of properties auctioned and sold. Brisbane was the only city to record a fall.
Melbourne recorded the higher increase with 483 listings and 176 sales. The clearance rate was 57% and the total value of properties sold was $89.9 million.
In Sydney, the increase was much smaller, with 246 listings and 107 sales last Saturday. The clearance rate was 48.2% and the total value of properties sold was $73.5 million.
In Adelaide, 44 properties went under the hammer and 24 were sold resulting in a clearance rate of 58.5%. The total value of properties sold was $7.9 million.
In Brisbane, 49 properties were auctioned and 14 were sold resulting in a clearance rate of 35%. The total value of properties sold was $5.1 million.
The most expensive residential property was sold for $2.08 million for a four bedroom house in Maroubra by Raine & Horne Maroubra.
