More than 2 acres of residential land poised for development has been put up for sale in a Vancouver suburb, aiming to fetch $12.5m, Green Street News can reveal.
The property at the intersection of 12 Avenue and 53A Street in Delta is expected to be shovel-ready within the next six months. Colliers has the marketing assignment.
The land is zoned for single detached residential homes but a zoning change to allow a six-storey mixed-use residential building spanning 120,000 sq ft has been proposed.
An application for a five-storey, 100,000 sq ft condominium development was previously submitted to the council, but the developers are revamping the plan.
The most recent plan calls for 65 units ranging from studios to four bedrooms with a den and three commercial units. There would also be a three-level underground garage with 143 spots.
The City of Delta supports the current proposal, according to the marketing campaign.
In a commercial and residential part of Delta, the property is close to the U.S. border and the B.C. Ferries terminal with routes to Vancouver Island. It’s also 500 m from Tsawwassen Town Centre Mall and 30 km from downtown Vancouver.
A previous application for a 3.5-storey office and retail building was rejected by city council last year, local media reported, with council preferring the land be used for a residential purpose.
