ADELAIDE’S newest landmark, the $300 million Eighty Eight O’Connell building, the city’s largest private building to be constructed, has topped out and set a new sales record.
Approved in 2021, the three apartment towers have now reached their full height—two at 12 levels and the centre tower at 14—while also setting a new benchmark with the highest square metre price ever recorded in Adelaide.
“Commercial & General is the largest developer of the City of Adelaide by area and by value so it’s fitting that today marks the topping out of the largest private building ever constructed here, taking over from our Calvary Adelaide project,” said Jamie McClurg, executive chairman at Commercial & General.
“Just as our Calvary Adelaide Hospital redefined private health infrastructure in Adelaide, this project is redefining luxury apartment living in Adelaide with the highest quality of any residential build ever seen in the city.”
Of the 162 apartments and three penthouses, around 30 remain unsold including one penthouse, which is being held back until project completion.
“We are more than 80% sold and we have been overwhelmed by the support we’ve received from the market. We also have some extremely exciting commercial announcements that we will be making shortly,” added McClurg.
“When completed, we will have reversed 36 years of stagnation on this site in 36 months and created something special that will endure on what is a major boulevard of our city.”
So far, the project has employed more than 300 workers per day, more than 3,000 tonnes of steel and nearly 17,000 cubic metres of concrete.
While food and retail business Mercato has been appointed as a flagship tenant at the site and a major pharmacy brand and an oncology provider as part of the health services offering. With a major fitness and wellness offering set to be announced.
Amenities will comprise indoor/outdoor swimming pools, a premium gym and day spa, in addition to a large outdoor terrace, which will be accessible to the public.
The project is being delivered by commercial construction company Tandem Building, with vertical construction now complete the focus will now shift to the interior fit out with opening planned for around 12 months from now.
