A 22-acre land parcel in Gatineau, Qué., is being offered for sale with a $60m guidance price, Green Street News can reveal.
The valuation for the property works out to $2.7m/acre. Marcus & Millichap is marketing the site, on Boulevard de la Cité, on behalf of developer Nader Dormani.
If sold at guidance, the deal would mark the largest development-site transaction of 2025 in the province of Québec, and the largest in Gatineau in more than five years, according to Green Street’s Sales Comp Database.
Notably, another high-priced development property is also on the block in the province: Groupe Dallaire’s central Québec City site, which has pricing guidance of $75m.
The property, dubbed the Versant project, is on Boulevard de la Cité between Boulevard Saint-René Ouest and Boulevard Vérendrye Ouest. It comes with full approval from Comité Consultatif d’Urbanisme and the municipal council for a multiphase residential project allowing for 2,713 units.
The offering is being pitched as a large-scale residential play in central Gatineau, targeting developers looking to capitalize on the city’s ongoing growth.
