ASX-listed company A2B has listed two prime development sites in the Green Square Alexandria district in Sydney, with combined price expectations exceeding $100 million.
The two properties located at 9-13 O’Riordan Street and 9-13 Bourke Street have a respective site area of 9,022sqm and 1,940sqm respectively, with both boasting flexible B7 Business Park zoning in place.
Michael Crombie and Trent Gallagher from Colliers are selling the two assets separately via an international expressions of interest campaign on.
“Scalable development opportunities so close to rail are difficult to come by, as access to rail and amenity is paramount for the end occupiers,” said Gallagher.
Both sites offer major and boutique development opportunity, with the zoning allowing for commercial, industrial, hotel, retail or affordable housing redevelopment.
Additionally the Bourke Road property features a potential GFA od 8,050sqm, while the O’Riordan Street property has a potential GFA of 37,440sqm.
“There’s a lot of energy within the northern Alexandria and Green Square precinct, and now that the Green Square Town Centre is nearing completion, the density of population has encouraged and enhanced a great amount of public amenity,” said Crombie.
The area is also experiencing heightened activity with the construction of a 15,000sqm campus style office development currently underway by Time and Place in collaboration with Hickory, Qualitas, and Flack Studio and a 25,400sqm development by Toga ready to launch over Green Square Station.
“Shortly following this is the growth and requirement for premium grade commercial buildings close to rail. As the depth of the occupier market goes from strength to strength in the search for quality, private developers are gearing up to deliver some great commercial offerings,” added Crombie.
The sites offer potential buyers immediate access to the Sydney Airport, CBD and the greater city region via the WestConnex Motorway, with incoming infrastructure upgrades to roads including Geddes Avenue to boost connectivity.
The international expressions of interest campaign for 9-13 O’Riordan Street and 9-13 Bourke Street is due to close on 21 September 2022.
