iNSiTU and Third.i are making the best of the National Disability Insurance Scheme’s (NDIS) a new pricing guide, providing participants with greater access to Specialist Disability Accommodation (SDA) Housing.
The changes were made to take inflationary pressures into account and came into effect this month, after being first announced in late June.
SDA provider iNSiTU has welcomed the pricing changes, with the group noting the growing demand for such housing in urban areas. Particularly those which have access to central amenities that.
“In parallel, we have seen an escalation in land values, building costs and interest rates all impacting where SDA housing has been built, leaving a void in the market for fit-for-purpose NDIS housing,” said Rosie Trantham, chief housing officer at iNSiTU.
“This new NDIS pricing framework will reshape SDA on-demand housing, encouraging the development of more innovative and individually tailored disability accommodation in urban locations along the eastern seaboard, and opening up more opportunities for NDIS participants looking for purpose-built homes of all configurations.”
In response to the new pricing structure, INSiTU plan to expand their portfolio of SDA properties, across both key regional and city centres.
“We remain dedicated to delivering high-quality, specialist disability accommodation solutions that foster inclusivity and empower individuals to thrive,” added Trantham.
iNSiTU Housing has partnered with developer Third.i to deliver greater access to purpose-built homes for NDIS participants in key urban locations, with a pipeline of more than 100 SDA properties and on demand housing already under way in Coffs Harbour, Port Macquarie, Nowra and Wollongong.
“Under our partnership, residents enjoy choice and control over where they live, with access to SDA properties in central locations, close to public transport, amenities and where they can easily engage with their local communities,” said Luke Berry, co-founder at Third.i.
“We are pleased with the NDIS’ decision to revise the pricing structure for SDA Housing. These changes are a significant step towards addressing the challenges faced by NDIS participants in accessing suitable housing options.”
iNSiTU Housing and Third.i have also teamed up with the country’s largest disability service provider, Aruma, to provide NDIS participants with more choice and autonomy in their housing and supports.
“The new pricing arrangement will now allow customers to have better choice and control over who they live with, rather than being restricted to only others that had a similar SDA assessment from the National Disability Insurance Agency (NDIA),” said Martin Laverty, CEO at Aruma and former NDIS board member.
“This is a true game changer for the sector, and more importantly, for our current customers residing in old and traditional disability housing arrangements. As Human Rights advocates, we should be celebrating this decision by the NDIA.”
