AN owner occupier has acquired a Richmond strata retail shell, part of a new mixed-use development, for $1.475 million in an off-market deal.
Teska Carson’s George Takis negotiated the sale of the 215 sqm ground floor premises within 306 Swan Street, part of Valeo Constructions’ new 31-apartment Olor project.
The property has frontage to Swan Street and includes on-site parking.
“This was an outstanding opportunity for a showroom or food and beverage-type operation in a location which will provide the tenant with an immediate street profile on one of Melbourne’s best known retail strips and within a smart new apartment development,” Takis said.
He said strata retail within such new developments was attracting strong enquiry, especially from owner-occupiers and tenants within the food and beverage retailing industry looking to capture clients within the building as well as passing trade.
