The 493 Ballarat Road property is one of the largest facilities of its type in the area, and is occupied by Dr Gastroenterology and Dr Scope on a 10-year lease.
Founded in 2013, the practice services more than 20,000 patients, and its day surgery centre can service up to 6,000 patients each year.
Zoned Activity Centre 1, the property encompasses 2,130 sqm and has a building area of 934 sqm.
Savills Julian Heatherich and Benson Zhou are marketing the property via expressions of interest, closing May 30.
Heatherich said the asset provided an exceptional opportunity for an astute investor with capacity for future growth, taking into account the centre’s cutting-edge facilities and current net rental of $630,000 per annum.
“The tenant has undertaken a significant investment into the centre, incorporating the latest in design and technology and comprising two day theatres, pathology rooms, 10 consulting rooms and extensive service and support spaces,” he said.
The facility fronts Ballarat Road and has daily exposure to more than 45,000 passing vehicles.
