René Guillaume, a private buyer, has acquired an industrial facility in Pointe Claire’s Hymus Boulevard corridor for $14m, Green Street News can reveal.
Savills handled the sale of 100 Hymus Boulevard, which closed on Nov. 16. The valuation for the 64,000 sq ft property works out to $218/sq ft.
Leases for 42,000 sq ft are set to expire in 2025, and Savills is also marketing that space.
The seller was Kinmont Canada Inc. The Class-C asset, on 3.8 acres, was built in 1967.
The building is fully occupied by nine tenant: Allegra Marketing; Amco Transport; Armoires Promina, a custom cabinet manufacturer; Elevex, a forklift and pallet jack supplier; K&Y Diamond Ltd., a tool manufacturing company; KKP Canada, a commercial printing company; Moule L&L, a plastic manufacturer; Nasco Office Products, an office supply store; and Range Rack, an aluminum cable tray systems manufacturer.
Hymus Boulevard is a major arterial route in Pointe Claire’s industrial district, providing access to Highways 20 and 40. The property is 6 km from Montréal’s Pierre-Elliott Trudeau Airport and 18 km away from Montréal’s freight port, offering convenient access for industrial operations.
