In the Roper Industrial node, the 57,000 sq ft property, known as the Action Flooring Building, has office and warehouse space as well as a retail showroom. The valuation works out to roughly $325/sq ft.
HonestDoor and Avison Young are cooperating on the marketing assignment. The sales campaign is targeting owner-occupiers.
The building, at 6810 50 Street NW, is about 14% occupied, and tenants include Canada Kitchens Wholesalers, Cirquetastic Circus and Acrobatics and Cranston Homes. The building generates about $130,000 in annual base rent.
The warehouse space has 10 loading doors. The property is 10 km from downtown Edmonton.
The building is on 4.2 acres, of which roughly 1.6 acres is vacant land offering potential for expansion or future development, according to marketing materials.
