A plot of industrial land in suburban Vancouver has hit the market for $19.75m, Green Street News can reveal, and the owner has drawn up plans for the property that include an industrial building of up to 109,000 sq ft.
The roughly 7-acre property at 12640 228 Street in Maple Ridge would host the two-storey building with industrial space on the first floor and office space on the second. Stonehaus Realty has the marketing assignment.
The estimated cost to construct the building is about $25.7m.
The sales campaign touts the property as ideal for a variety of industrial uses and notes that the owner is open to joint-venture proposals, giving a buyer more flexibility.
The parcel is 40 km east of downtown Vancouver and 15 km from the nearest access point for Highway 1.
Maple Ridge is home to about 100,000 residents.
