A land parcel with development potential in southern Ontario is expected to fetch bids of up to $10m, Green Street News can reveal.
The 20-acre parcel is at the intersection of Megawatt Drive and Energy Drive in the municipality of Clarington. Approximately 3.6 acres are environmentally protected. Guidance is $500,000 to $600,000 per useable acre. Avison Young has the assignment on behalf of Durham Region.
The property is the gateway to the Clarington Energy Park, a 318-acre hub for renewable energy. Marketing of the site, which is vacant, is targeting industrial and commercial users in energy fields.
The parcel is zoned MO1 – energy park office – and ML1 – energy park industrial light. Permitted uses include energy-related business or administrative office, energy-related commercial or technical school, and research-and-development facility.
The site is close to Highways 401 and 418, and 2 km from Darlington Nuclear Generating Station. Some 674,000 people with a median age of 39 live within 30 km.
Durham Region is part of the Greater Toronto Area and the Golden Horseshoe.
