PARTNERS Eranna Development and Ceerose have unveiled their five-storey collection of 42 apartments known as Abbie’s Lane, in the inner western Sydney locale of Annandale.
Perched on a 1,765 sqm site next to door to the famous Annandale Hotel, Abbie’s Lane has been designed by PBD Architects and will include a landscaped courtyard, known as “Abbie’s Lawn”, that aims to create a village feel for residents, as well as a rooftop area with green space and BBQ facilities, and ground floor retail.
“Architecturally, the built form explores the concept of solidity versus openness. The façade’s brickwork and powder-coated metal will complement the historical roots of Annandale with a contemporary aesthetic,” Paul Buljevic, managing director at PBD Architects said.
Sustainable strategies were employed to maximise the flow of natural air and improve ventilation across the development.
Edward Doueihi, managing director of Ceerose said the development adopts a “sympathetic material pallet that respects the heritage significance and aesthetics that Annandale is known for”.
Daniel McMahon, director – residential at Colliers said Abbie’s Lane is one of the first new projects in Annandale that will capitalise on growth plans in the area.
“Annandale’s easy accessibility to Sydney CBD, Blackwattle Bay, Barangaroo and popular universities make Abbie’s Lane a very appealing location for both owner occupiers and savvy investors,” he said.
Apartments have been designed to take advantage of the building’s distinct frontages capturing sunlight, breezes and leafy street views. They feature private courtyards, large outdoor spaces, wide frontages and a select few even have built-in fireplaces.
Abbie’s Lane is located on McCarthy Lane and comprises one studio, 10 one beds, 20 two beds and 11 three beds atop secure basement level parking, with direct lift access.
Prices start at $750,000 for a 43 sqm studio apartment, 50 to 63 sqm one-bed apartments are from $800,000 to $1,030,000, two bed offerings measure 76 to 88 sqm and start at $1,195,000 to $1,550,000, while three bedroom apartments range from $1,895,000 to $2,850,000, measuring 103 to 145 sqm.
Abbie’s Lane is 700 metres from Annandale Public School and Annandale Village is within 950 metres, while Sydney University, the University of Technology Sydney and RPA Hospital are all within 2.8 kilometres.
Its launch arrives just as the 1881-built The Abbey, one of four “witches houses” built by Sydney Lord Mayor and architect John Young, hits the market. Former Carnival Australia chair and NAB board member Ann Sherry her husband Michael Hogan are hoping for $15 million from the 1,300 sqm property.
