RESPONDING to strong demand, DevelopmentWA has released seven new industrial lots in its Forrestdale Crossroads Industrial estate.
Following the sell-out success of the first three stages, the Stage 4 release will include fully-serviced lots spanning from 2,061sqm to 3,628sqm and starting at $596,000 at the 41-hectare estate within Forrestdale Business Park West.
The services at the lots, will include power, water, sewerage and broadband network access and will be available for amalgamation to suit the needs of potential buyers.
“Access to good quality, well-located industrial land is the key to growing business and creating jobs in Western Australia, and the release of new land in Crossroads Industrial ensures businesses seeking to locate or expand in that sought-after south-east corridor are able to plan with confidence,” said John Carey, lands minister.
The new lots in Perth’s south-eastern corridor have been launched to pre-sale and will see as much as 1.7-hectares of industrial land developed.
“The Crossroads Industrial development is driving economic activity in the Jandakot electorate by providing opportunities for businesses to expand and generate more jobs,” said Yaz Mubarakai, Jandakot MLA.
In addition to unlocking an anticipated $7.6 million in private investment, the development will also lead to the creation of 75 jobs from the construction phase through to ongoing employment upon completion.
“By releasing land in strategic locations, the McGowan Government is backing up its commitment to drive economic activity and social welfare, support small business and create jobs,” added Carey.
The estate is the first metropolitan industrial estate in the south-east corridor to be delivered as part of the state government’s economic and employment lands strategy.
To support ongoing industrial development at the estate, Anstey Road was realigned, while Ranford and Keane Roads underwent upgrades and realignment as part of the government’s $27 million investment in the Forrestdale Business Park West Development Contribution Plan.
“The significant roadworks our Government is undertaking will also support the further development and expansion of Crossroads, which is quickly becoming one of the prime industrial estates in the south of the city,” said Mubarakai.
Putting pressure on demand, Perth closed out 2021 with the greatest drop in vacancy rate, falling 2.5% to 1.80% in the second half, with net absorption at 400,000sqm.
The estate, which is adjacent to Ranford Road and boasts easy access to the Tonkin Highway, already includes tenants such as Hitachi, Western Power, 7-Eleven, Crossroads Mechanical, Washworks, e-Kitchen and Mapel Building.
“Given the strong demand we have seen, I have no doubt we will be seeing many more businesses expanding their operations into Forrestdale,” concluded Mubarakai.
