A HIGH rainfall grazing holding with a renewable energy income stream in the South West Slopes regions of New South Wales has hit the market for the first time in three decades.
The 883.7-hectare Coppa Canyon, around 22km from Jugiong, is currently used as a self-replacing fine Merino wool and lamb operations, with 13 income-generating turbines in an established wind farm facility.
The property has run up to 3,000 Merino ewes and progeny, 6,000 Dry Sheep Equivalent, and is also highly suited to beef production.
Col Medway from LAWD is bringing the property to market via an expressions of interest campaign, on behalf of current owners Byll and Felicite Swan.
“The property is a proven parcel of high-rainfall land that has consistently produced high-quality fleece and lambs, that now also benefits from a substantial stream of additional income from the wind farm,” said Medway.
“The Swans have implemented an excellent development program throughout their ownership, with the scale and location of this opportunity positioning it to draw not only over-the-fence local buyers but also investors from outside the area looking to secure land in a high-rainfall region that is renowned for long-term family generational ownership in the South East of NSW.”
The sales campaign is targeting nearby farming families looking to expand, as well as high net worth investors looking to take advantage of the passive income derived from a renewable energy source.
Improvements at the site include two large machinery sheds and hayshed, a sweating shed, four-stand shearing shed and yards, cattle yards, 70 tonne grain storage, workshop and garage, outpost sheep yards and shearing shed, in addition to stables and tack room.
“We’ve made several improvements including implementation of a laneway system and fencing, and improvement of dams, while we have also significantly enhanced the sheep handling and shearing facilities,” said Swan.
Coppa Canyon’s pastures comprise perennial native grasses, clover and ryegrass while half of the property also benefits from top dressing with single superphosphate every two years.
Accommodation includes a three-bedroom homestead and shearing quarters with a newly refurbished kitchen.
“This is, without doubt, wonderful sheep country where we have successfully run a self-replacing Merino flock and made money from it,” added Swan.
The expressions of interest campaign for Coppa Canyon is set to close on 9 March 2023.
