A parcel of greenfield land in Bolton with development potential is on the market for $19.4m.
A group of local investors is asking approximately $974,000/acre for the 20-acre site at 0 Albion-Vaughan Road.

While currently zoned for agricultural uses, the Bolton parcel would need to be rezoned to allow for employment uses, suggesting that a future development pipeline is at least a few years away, according to sources familiar with the area. About 80% of the total available land, around 16 acres, is developable.
The parcel has two access points, at Cold Creek Road as well as Albion Vaughan Road. The rectangular-shaped site is mostly flat and intersected by an environmentally protected tributary of the Humber River, making it possible to develop separate projects on the parcel, marketing materials said.
0 Albion-Vaughan is directly across from a growing industrial hub which has seen the likes of Amazon and Canadian Tire establish new facilities in recent years. Beedie, Dream Industrial and Triovest, among others, have future industrial developments in the works in the surrounding area.
The site is under 2 km to Highway 50, connecting Bolton with western GTA municipalities such as Caledon and Brampton and the Toronto suburb of Etobicoke, which runs through Peel and York regions as well as Simcoe County to the north.
