A land site on the border of Ontario and Québec – and next to a planned $100m highway service centre – is being pitched to developers for $10m, Green Street News can reveal.
Kissan Group has listed 20 acres at 119182 Airport Road in the village of Summerstown, Ont. The site is at the intersection of Country Road 27 and Highway 401, 2km west of Cornwall-Summerstown Regional Airport and 12km north of the U.S. border.
The land, divided into four parcels, can be purchased as a package or by plot. The valuation equals $499,000/acre.
Colliers’ Amar Aulakh is advising Kissan.
The parcels are adjacent to a 30-acre development site Kissan also owns. It broke ground there this month on a “highway super-stop” that will include gas stations, a repair workshop, a convenience store and other roadside services. Five buildings are planned for the $100m project, whose first phase includes a 24,000 sq ft food court and eight stand-alone eateries.
The offered land is zoned for a number of commercial uses that complement the planned service centre, including truck dealerships as well as a hotels and motels.
