TRANSPORT and logistics company Austrans is expanding again, leasing the last available building at Aeria, home of Aware Super’s $700 million Altitude industrial estate and Bankstown Airport.
Austrans will join DHL Global Forwarding, Samsung SDS, eStore Logistics, Allied Express and Yatsal at the industrial and aviation precinct.
Austrans, which provides transport, logistics, freight forwarding and supply chain solutions to some brands including Coles, Woolworths, Metcash and Asahi Beverages, will move to a 14,615 sqm warehouse and office lot in the estate, from its facility in Yennora. The facility puts its national footprint above 120,000 sqm, including a new site in Perth and the growth of sites in Victoria and Queensland.
Owned by Aware Super, managed by Aeria Management Group, and developed in partnership with Altis Property Partners, Altitude features 164,551 sqm of warehousing and office accommodation across 46 hectares. The fully-leased estate is touted as the most centrally located warehouse development of its scale, and offers access to the M5 Motorway, Sydney CBD, Port Botany and future Western Sydney International Airport.
“We’re delighted to have secured this facility at Altitude, especially given Sydney’s lack of available space and delays in planning and infrastructure,” said Greg O’Shea, managing director of Austrans.
“We are excited by the scale and quality of the development, design and proximity to key motorways and its support for local jobs.”
Sydney’s industrial vacancy rate has come down to just 0.2% – the lowest in the world, according to CBRE. New vacancy for the remainder of 2023 is limited, so market fundamentals are in favour of continued rental growth until 2024.
Austrans’ new facility includes 11,000 sqm for cross-stock services, rail-cross stock, wharf unpacks and general logistics needs and 3,000 sqm for other Austrans customers, including intermodal storage, cross-stock and wharf carriages. Lot 4B is targeting a 6-Star-Green-Star Design and As Built Certification which will assist Austrans in servicing customers with net zero targets.
“Having the last available and highly sought after tenancy snapped up by a major tenant such as Austrans underscores Altitude’s attractiveness as a premier logistics gateway and as a vital socio-economic contributor to the surrounding communities,” said Nick Ebrill, Aware Super associate portfolio manager – property investments said.
Joseph Ajaka, project director at Altis Property Partners said Altitude is an environmentally efficient development, including a rooftop solar farm, energy efficient lighting, rainwater harvesting and smart metering. Aeria’s embedded network structure also enables generation and sharing of solar power on site.
