WITH superannuation fund Aware Super signing on for six floors at Charter Hall’s 555 Collins Street, pre-commitment at the new premium office tower project have reached 44%.
Aware Super will join Amazon Web Services as an anchor tenant at $800 million project, in Melbourne’s CBD, upon its scheduled completion in 2023.

The tenancy will see 8,000sqm of the building designed for Aware Super, with a fit out that places an emphasis on collaboration.
“We’re strong believers in the value of a physical workspace – and our people agree. While the future will see us continue to embrace a hybrid model of working, the reality is that enabling our Melbourne team to be physically together as part of their working rhythm is good for our people, our culture and ultimately the outcomes that we can provide for our members and clients,” said Steve Hill, group executive of people and workplace at Aware Super.
In negotiating the leasing deal Charter Hall was advised by Edward Knowles from Colliers, while Aware Super was advised by Pullinen Property Group.
The building is one of two towers in Charter Hall’s planned $1.5 billion office precinct in Melbourne’s CBD, which commenced construction earlier this year and will span 84,000sqm of premium office space and more 2,300sqm of retail.
“This agreement is a fantastic outcome for the development as it is now 44% pre-committed, which is exceptional at this stage of development,” added Hill.
“It underpins the confidence that our tenant customers have in us to deliver purpose-built workplaces for their people and the important role that the workplace continues to play in productivity, innovation, collaboration and culture as cities re-emerge post-COVID.”
The 4,620sqm site includes 100 metres of street frontage to King Street, almost 50 metres of frontage to Collins Street and direct access to Flinders Lane.
Charter Hall has set out to ensure 555 Collins Street is carbon neutral both in its construction and operations, to meet the group’s platform-wide commitment to sustainability.
In a further demonstration of this commitment, Charter Hall in its Green Financing Framework announced the funding of a $500 million sustainability-linked loan for the Charter Hall Office Trust.
