OWNER-occupier Big Chief Hire has snapped up a landmark south east Queensland property for $10.65 million.
Spanning 34,380 sqm of gross industrial land area, with 29,680 sqm of highly usable land, the 1 Transport Street property is positioned at the entrance of the newly developed Yatala Logistics Hub on a corner location at the intersection of Peachy Road and Stanmore Road.
The strategic placement within the sought-after Yatala Enterprise Area (YEA) ensures seamless access to the Pacific Motorway (M1), facilitating quick and convenient logistics connections between Brisbane and the Gold Coast.
The property’s low impact zoning makes it suitable for various industrial uses.
Morgan Ruig and Adrian Smith of Cushman & Wakefield handled the negotiations, who said Yatala Logistics Hub holds a prominent position within one of the city’s most well-established industrial precincts.
“Its prime location, halfway between Brisbane and the Gold Coast, has solidified its status as a key logistics and distribution centre for south east Queensland, attracting businesses seeking to capitalise on its strategic advantages,” Ruig said.
Strong demand fundamentals coupled with limited supply have put considerable upward pressure on square metre rates for industrial land over the past 12 months in the Yatala Enterprise Area and surrounds.
Dealership Brisbane Isuzu recently acquired a 4.26-hectare site in the YEA for $16.85 million. The site has 3,993 sqm of building and is approved for up to 16,211 sqm of additional floor space.
Last year, a private Gold Coast occupier beat strong competition from major funds and investors around Australia to snare a 4.04-hectare YEA site zoned for medium-impact industry for $11.312 million.
Meanwhile, tyre manufacturer giant Goodyear committed to a 25,250 sqm facility for its Total Tyres business within Frasers Property Industrial’s Vantage Yatala estate.
