Broccolini has sold a 76,000 sq ft industrial property in Baie D’Urfé, Qué., for $23.5m, Green Street News can reveal.
CBRE brokered the deal that closed on May 23. The valuation works out to $311/sq ft.
The sale of 22000 Avenue Clark-Graham represents the second-largest industrial transaction in the Greater Montréal Area so far this year, according to Green Street’s Sales Comps Database. The largest occurred on March 10 when Broccolini sold 10325 & 10345 Avenue Ryan in Dorval, Qué for $61.5m.
Propriété Transfab purchased the 10.5-acre property in the Baie D’Urfé industrial park on Montréal’s West Island.
The industrial facility comprises 70,000 sq ft of warehouse space with 20-foot clear ceilings and 5,900 sq ft of office space. The building has five truck-level doors and one drive-in door.
Zoning for the excess land allows for a 191,000 sq ft expansion of the industrial facility. Ready-made plans depict a 173,000 sq ft warehouse with an 18,000 sq ft office.
The property was previously occupied by Scholle Packaging and has been vacant since 2024. Broccolini acquired the property from the owner-operator for $20.5m in 2022.
The site is 15 km from Montréal–Pierre Elliott Trudeau International Airport and 30 km from downtown Montréal.
