A 5.76-hectare golf driving range in Brisbane’s northern suburbs is being teed up to the market with versatile redevelopment potential.
The 441 Beams Road property in Fitzgibbon is 13 kilometres from the Brisbane CBD and has potential to be repurposed with a mixed-use, commercial and retail, or retirement and aged care use pending council approval.
Its vendors are in the process of lodging a material change of use application medium/high-density development, and bulk earthworks approval has been secured for a circa-3.3 hectare lot, which will flow on to around 2.5 hectares of open space and further parkland to the north.
The property is adjacent to the Queensland Government’s 45-hectare urban village redevelopment of the old QUT Carseldine campus. The project will deliver around 900 homes for 2,000 residents, and commercial and retail space, across four stages over four years
Brendan Hogan and Adam Rubie of Colliers International are marketing the property, which is currently the Big Easy Golf & Leisure Centre site and offers significant holding income.
Hogan said infill development sites of this scale are rare and highly sought after in this location.
“The demand is being driven by buyers in the northern corridor that want to be in close proximity to all the amenity, public transport and have easy access to the Brisbane CBD,” he said.
Rubie said now is the time to capitalise on the proposed Carseldine Urban Village development, which is bound to make the immediate locality one of the most desirable areas in north Brisbane.
The 441 Beams Road property is located close to the Carseldine Railway Station, Taigum Shopping Centre, Carseldine Central, Aspley Hypermarket and Westfield Chernside.
