An Alberta land parcel with development potential has been floated for $24m.
A private owner has given the assignment for 300 and 302 Bow Valley Trail, in Canmore, to National Realty. The valuation for the 6 acre parcel is $4m/acre.
The land is zoned southern business district, permitting a range of commercial and light industrial uses, as well as discretionary residential uses. Essential site services are at the property line. According to the marketing campaign, the parcel is the largest privately owned piece of land available in Canmore.
The property is less than a kilometre from the Trans-Canada Highway and within 4 km of downtown Canmore and Canmore Nordic Centre Provincial Park. Multiple ski resorts, tourism operators and trails are nearby, and Banff National Park is less than 20 km away.
In June 2024, InnVest Hotels acquired the Banff Inn for $43m, or $434,000/room. As of Q3 2024, Alberta was the second-most active province for hotel investment in Canada, according to Colliers.
Canmore is 80 km west of Calgary in the Rocky Mountains.
