ONE of Australasia’s largest privately-owned suppliers of major brand storage, hardware and retail products, Zenexus, has committed to a new 15,000 sqm head office and distribution centre as Australians continue to spend big money on home renovations.
Their new headquarters will be located within Frasers Property Industrial’s 41.3 hectare industrial estate Rubix Connect.
The new facility, which was a speculative build, features a 13,724 sqm warehousing facility to support Victorian, Tasmanian, South Australia and Northern Territory distribution of Zenexus’ home improvement brands including Rack It, Wrap & Move and Flexi Storage.
It will also include 1,280 sqm of office space and target a 5 Star Green Star Design & As Built v1.3 rating by the Green Building Council of Australia, sourcing certified carbon neutral electricity with efficient LED lighting, a 400kW solar panel system, on-site battery storage and a biodiesel generator.
Australians spent nearly $1 billion each month on home renovations in the September quarter, according to the Australian Bureau of Statistics.
Zenexus partnered with specialist supply chain and property advisory firm TMX to procure the new site.
“We are experiencing low vacancy and very limited opportunities for developable land in south east Victoria, which has attracted increased interest in Rubix Connect,” Andrew Hanna, general manager – Victoria at Frasers Property Industrial said.
Leasing take-up volumes along the east coast are currently running 31% above their long-run average, while pre-leasing activity for new buildings has grown by 11%.
“This state-of-the art facility is designed to meet our customers’ needs for quality hardware products, as consumers spend more time and money on home improvements, while also being a place our staff are proud to work at every day,” Joe Guthrie, group general manager at Zenexus said.
Construction company Hansen Yuncken has been appointed to deliver the facility, expected to be operational in October. Hansen Yuncken also recently completed the 35,645 sqm Ozito and efm Logistics facility at Rubix Connect.
Frasers acquired the Taylors Road site for Rubix Connect in an $80 million deal in 2019. The land is close to the future intermodal freight terminal that will improve the area’s connectivity with the Port of Melbourne.
