FRASERS Property Industrial has secured 35,000 sqm worth of new warehouse leases at facilities in south east Queensland, including a deal with major fourth-party logistics company efm Logistics.
efm Logistics has committed to a five-year lease on a 18,427 sqm facility at SC1 Archerfield in southern Brisbane, with the deal taking the estate to more than half committed.
Designed for its third-party business, the facility has a 17,727 sqm warehouse that includes a 3,873 sqm super awning, B-double truck access and six recess loading docks. The facility also has a modern 700 sqm double storey office, 295 car park spaces, and five electric vehicle charging bays.
An existing customer of Frasers Property Industrial, efm Logistics will occupy one of the two facilities available at the 70,823 sqm SC1 Archerfield – located directly opposite Archerfield Airport – in addition to the company’s Frasers Property facilities at Rubix Connect in Melbourne and Seven Hills in western Sydney.
“Our new facility at SC1 Archerfield will enable us to deliver complete and agile supply chain management to help our customers reduce wastage, improve efficiency and provide unparalleled service,” said Andrew Murphy, general manager – operations for efm.
At the 60-hectare Vantage Yatala in Yatala, on the north of the Gold Coast, the Southern Hemisphere’s largest privately owned agriculture machinery distributor, PFG Australia has committed to an 8,727 sqm speculative facility to support the company’s growing Australian and international operations.
Appointed builder Hindmarsh will construct the facility with a 14.6-metre roof height, 12.5 tonne post-load, a 40-metre super awning to provide 2,372 sqm of all-weather operation hardstand and a modern, two-storey office spanning 495 sqm. Developed under Frasers Property Industrial’s Premium Estate concept, the facility features a health and wellbeing precinct for workers and the broader community, including a 2.3-hectare nature reserve, a 5.5-kilometre running track, two outdoor gyms, outdoor barbecue and sheltered recreational areas.
Tyre manufacturer giant Goodyear last year committed to a 25,250 sqm facility for its Total Tyres business within Vantage Yatala.
Both of the new efm Logistics and PFG Australia facilities are targeting a 5 Star Green Star Design & As-Built v1.3 rating from the Green Building Council of Australia. They will have solar photovoltaic systems and rainwater capture and reuse systems connected to landscape irrigation and bathroom amenities. They will also have extensive landscaping use of native plants to support biodiversity, electric vehicle charging bays, secure bicycle parks, 100% LED lighting, end-of-trip facilities for staff and energy-efficient air conditioners.
“Greater Brisbane’s industrial market is experiencing unprecedented growth, making it primed to meet the significant demand for warehousing space by growing homegrown businesses like efm Logistics and PFG Australia,” said Troy Whalan, general manager – Queensland for Frasers Property Industrial.
Some estimates show the vacancy rate for south east Queensland at an eye-watering 0.6%.
Cameron Wood, head of parts & logistics – PFG Australia, comments said the growing business needs infrastructure to meet customer demand.
“We are extremely pleased to have secured this lease at Vantage Yatala, where our new, custom facility will support our business growth and sustainability targets, as well as care for the health and wellbeing of our workers,” he said.
Both facilities will commence construction next month.
