CELEBRATED architect Kengo Kumo is teaming up with Plus Architecture and Crown Group to deliver a $550 million Brisbane West End revitalisation.
The Tokyo-based architect and local Brisbane practice have designed a four 12-storey tower mixed-use development for the 1.25-hectare site at 117 Victoria Street, just outside of the CBD.
“Kuma’s intention was to plant a seed for future vitalisation of the West End community – representing a new era of architecture for Brisbane where globally awarded design is accessible to everyone in the community. It’s been very special to collaborate with Kuma and Crown Group to bring this vision to life,” said Danny Juric, director at Plus Architecture.
“Celebrating public space is an important part of the project, and to see this level of private investment in quality urban design in Brisbane is a fantastic reflection of the growth and confidence in the future of our city.”
Located on one of the last key development sites in Brisbane’s West End, the design features accessible gardens, private outdoor space, retail and rooftop amenity such as a pool, gardens and barbeque.
While the ground floor will feature community support spaces around the central park to further activate the area to the public.
Nearly three-quarters of the site’s ground area will comprise landscaped gardens and open green spaces, including a series of lagoons and emphasis on natural materials in the built form.
Crucially the gardens will enhance public access to the river and the proposed ferry terminal at the front of the site.
The project will mark Crown Group’s first mixed-use development in Queensland, expanding the privately-owned developers portfolio of residential and mixed-use communities.
“This site is one of the last remaining riverfront parcels to be developed in West End and therefore presents a unique opportunity. We are looking forward to bringing iconic design and unrivalled resort amenity to Brisbane at this magnificent and exclusive riverfront address,” said Trent McLauchlan, development director at Crown Group, Queensland.
The current plans come after 2022 revisions made to the initial development application to inject more public space, introduce rooftop amenity and improve traffic management.
The West End project will commence sales in Q2 2023, with construction expected to commence in the second half of 2022, pending the development approval anticipated for Q4 2022.
