BVD Group is taking another crack at selling an industrial property in Milton, Ont., at a lower price point, Green Street News can reveal.
The Brampton-based petroleum and trucking support company is asking $59m ($449/sq ft) for a 131,000 sq ft warehouse at 8069 Lawson Road. The property can also be acquired via lease for $16/sq ft.
If the property trades at or around the asking figure, it would be the highest-priced industrial sale in Milton since Crestpoint Real Estate Investments’ $89.6m purchase of 6941 Derry Road in September, according to Green Street’s Sales Comps Database.
Last July, BVD floated the property for $494/sq ft, asking $65m. The firm originally purchased 8069 Lawson in 2023 for $54.2m, or $412/sq ft, according to the database.
Royal LePage Commercial, which marketed the property on behalf of BVD in the past, has the current assignment.
The building has one tenant, a trucking and logistics firm. A buyer can take on the current tenant or acquire the property vacant, marketing materials said.
On nearly 14 acres, the property has 8 acres of graveled area used for truck storage, with enough parking space for 50 trailers.
Approximately 13,000 sq ft, or 10%, of the building is office space. The office area has undergone recent renovations, including new paint and lighting.
The remaining space is reserved for warehousing. The building has a 23 ft clearance height and three indoor truck loading docks. There are six loading doors at truck level, plus another five with drive-in access.
8069 Lawson is close to the James Snow Parkway, a regional arterial road that connects with Highway 401.
BVD Group provides a range of services for transport trucks, including diesel fuel stops across North America as well as roadside assistance and light maintenance. The company also provides business loans and financing to trucking companies for upgrades and vehicle purchases. Chief executive Bikram Dhillon founded the company in 1999.
