MOTUS Transport has secured a long-term lease from Dexus for a state-of-the-art office warehouse in Belrose, in one of the largest warehouse agreements in recent time.
Located at 1 Garigal Road Belrose, around 24km northwest of the Sydney CBD, the warehouse spans around 6,357 sqm sitting in a strategic location near major arterial road networks, 1 Garigal Road provides easy access to key transportation routes.
Carl Pearce and Fab Dalfonso from Cushman & Wakefield managed the leasing deal.
“Sydney’s North submarket has recorded significant growth in recent years, with rents jumping by 35.0% since the beginning of 2020 as demand has far outstripped supply. Reflecting this is the current vacancy rate of just 0.1% (buildings above 3,000 sqm), making it one of the tightest markets in the country,” said Pearce.
Demand for Belrose and the surrounding north submarket has been strong thanks to occupiers looking to capitalise on the population base of the area. With 3.0 million residents able to be reached within 45 million, which represents 60% of Sydney’s population.

The high-tech industrial facility sits at the intersection of Garigal Road, Narabang Way, and Forest Way and boasts a high clearance warehouse with a large hardstand and mix of on-grade doors/docks, plus ample parking.
